Season 4 of Netflix‘s Selling the OC has officially landed — and it feels like a new era at The Oppenheim Group in Orange County, California. With one Alex left standing, three fresh faces joining the team, and a lineup of jaw-dropping multimillion-dollar properties, the vibe this season is beauty, brains, and bold moves.

Out with the Old, In with the New

Six familiar faces have departed since Season 3 — Kayla Cardona, Alexandra Jarvis, Alexandra Rose, Ali Harper, Sean Palmieri, and Lauren Shortt — leaving behind some major shoes (and heels) to fill. Still holding down the fort are Jason Oppenheim, Alex Hall, Polly Brindle, Gio Helou, Austin Victoria, and Brandi Marshall. Fan favorite Tyler Stanaland is also back, though not without drama. After leaving The O Group to join his family’s brokerage, his return promises some much-needed tension — and closure — in Orange County’s most luxurious real estate circle.

Meet the New Agents On Selling the OC

A fresh trio of agents steps into the spotlight this season — and they’re not here to blend in. Fiona Belle: At just 23, Fiona is the youngest at The O Group and already making serious waves. Born and raised in Orange County, she returned home after graduating from UC San Diego, and within six months, she’s already closed million-dollar deals. Don’t let her age fool you — Fiona’s confidence and hustle make her one to watch. Ashtyn Zerboni: The mom-to-be comes from The O Group’s San Diego office, bringing both brains and glamour. Before real estate, Ashtyn modeled and acted, and she even has a degree in biology. It’s safe to say she’s got selling luxury homes down to a science. Kaylee Ricciardi: With over a decade in high-end real estate and luxury rentals (including Coachella-season mansions), Kaylee knows how to cater to a VIP clientele. Her calm, seasoned energy might just be what The O Group needs to balance all the chaos.

Alex & Tyler: The Plot Thickens

Ashtyn swears she’s “not trying to start drama,” but by the end of the first episode, she’s stirring up exactly that. Her question — “What’s really going on between Alex and Tyler?” — reignites the show’s most talked-about relationship. Viewers remember that Alex Hall and Tyler Stanaland’s friendship-turned-fling hit its peak in Season 2 before fizzling out by Season 3. As Alex told Netflix’s TUDUM, “Tyler and I don’t speak anymore. So that’s where we stand.” Tyler has since moved on — he’s engaged to his girlfriend Hannah Morrisey — while Alex introduces viewers to her new boyfriend, Ian, a private jet pilot. In one tender scene, Ian opens up to Polly about his feelings: “I just hope she’s as committed as I am. My intentions are to love her and be the best person I can be for her. I want babies. I want a family. I want a life.” But just when it seems like both have moved forward, Ashtyn drops a bombshell — claiming she heard that Tyler had “a secret girlfriend the whole time” he was seeing Alex. Cue the tension, raised eyebrows, and wine glasses hitting the table.

Selling the OC: High-End Homes, Higher Stakes

Season 4 packs everything fans expect — and more. Across eight drama-filled episodes, viewers can expect tense reunions, power plays in the office, wild rumors, and the kind of confrontations that can only happen under the California sun. The homes are stunning, the egos are bigger, and the stakes are sky-high. From luxury listings to love triangles, this season promises no shortage of moments that’ll have fans texting their group chats in real time. And as Polly puts it best: “Let’s hope this season won’t end in tears…”
